Home appraisal fees are often paid for at the time of closing…why shouldn’t inspection fees work the same way? 4 Corners Home Inspections is pleased to announce a new Pay-at-Close option on our Enhanced and Premium Bundled Packages that save you more and give you flexibility!
The Pay-at-Close Program is provided by Guardian Financial and allows homebuyers to pay for their home inspection at the time of closing instead of at the time of service. This is perfect for those who are either reserving on-hand cash or hesitant to put purchases on a credit card while the close is still pending, ensuring a less stressful and more comfortable home-buying experience.
More Options: Pay-At-Close gives the homebuyer the option to push payment until other closing costs are paid. Giving multiple payment options will help them feel more comfortable during their home-buying journey.
Flexibility: Pay-at-Close gives the ability to take advantage of the inspection services that are important to have a better understanding of the home you’re buying, such as mold or radon testing, thermal imaging, or sewer/drain scopes.
Stress Less & Plan Ahead: Give yourself the gift of easier financial planning without all of the stress by having all home buying-related fees scheduled for payment on a set date.
How it Works:
1. The Pay-at-Close Program is available with Enhanced and Premium Packages. Please notify our office if you’d like to activate Pay-at-Close when we confirm your appointment.
2. Once the inspection has been booked, you’ll receive an invoice in the amount owed. You will select Pay-at-Close as your method of payment.
3. Client provides title company information and a credit card number on file as backup.
4. The inspection is marked as paid, and report is released and sent to the customer upon completion.
5. Customer pays for inspection at closing. If you do not close on the property, the amount of the inspection will be payable to Guardian Financial and will be processed using the credit card on file.
Pay-At-Close FAQs
How does the client opt into the Pay-at-Close option?
The homebuyer will select one of our three Bundled Packages, and they can notify us in the online order notes, by phone or by email at hello@4cornerstn.com that they would like to Pay-at-Close. We will then send the homebuyer an agreement to sign which will activate the Pay-at-Close feature.
How is Pay-At-Close on home inspections communicated to the loan officer?
As soon as the title company information has been sent to Guardian Financial, Guardian reaches out to the title company to communicate the inspection fees being added at closing. This is done well ahead of time so that there are no surprises at the closing office.
What happens if a client doesn’t know the name of their title company?
If the client doesn’t know their title company, they can click the box at checkout that says, “I don’t have my closing company info”, and their agent will be contacted to fill in these details for them.
What happens if the homebuyer changes title companies?
If the homebuyer changes title companies, they can either give the information to their agent to reach out to Guardian Financial or you can contact Guardian directly at 1-800-608-7363.
What is Guardian Financial’s process for collecting payment from the client?
Guardian Financial handles all aspects of collecting payment from the title company or client if the transaction does not make it to title. In all situations, Guardian Financial is representing themselves and not the home inspector or the real estate agent. The agreement / invoice that the ordering system generates is sent to the designated title company for payment. If Guardian is made aware of a canceled transaction or it goes past 60 days from the time of inspection, Guardian will bill the credit card that the customer provided when signing the agreement. Once the amount has been billed to the credit card, Guardian will attempt to reach the client and let them know. We recognize the importance of treating the client fairly and with respect. We anticipate that most transactions that do not make it to title will be paid with the credit card on file and that only a small percentage should have to be collected through an actual collections process.
