STANDARD RESIDENTIAL
INSPECTION
Also known as a “Buyer’s Inspection,” our inspections include a comprehensive report with recommendations, diagrams and photos. Get to the closing table with confidence, knowing exactly what you are buying.
PRE-LISTING
INSPECTION
Have your home inspected
before you list it. Get a comprehensive report and avoid any surprises when selling your home and price it accurately. Also a great selling point for potential buyers!
HOME WARRANTY
INSPECTION
At the 11-month mark, we will inspect your new home before your builder’s warranty expires. This will include nail pops, cracks, every window, outlet, door, appliance, and all operations.
ADDITIONAL SERVICES
RADON DETECTION
Any home can have a radon problem, including new and old homes, well-sealed and drafty homes, and homes with or without basements. The EPA and the Surgeon General recommend testing all homes for Radon.
MOLD/AIR QUALITY TESTING
Mold and allergens might be present in the home. Air quality and mold samples are collected and sent to a verified AIHA-accredited lab for analysis. An easy-to-read report is then sent to you within approx. 3 business days.
WATER QUALITY TESTING
You are what you drink? If you are on a public or private well system, let us test for harmful water contaminants. 4 Corners is proudly state certified in small water systems and testing.
POOLS AND SPAS
Get your pool and spa inspected for safety, integrity and electrical operations. Includes written report and optional leak detection.
LEVEL 2 CHIMNEY INSPECTIONS
A more in-depth, comprehensive inspection of the chimney, utilizing a camera to assess the chimney flue and interior, coupled with an external visual assessment of the chimney.
IRRIGATION SYSTEMS
We will review all irrigation system zones for potential leaks, coverage and basic operation.
SEWER/DRAIN SCOPE
INSPECTIONS
Sewer/drain scope inspections can save homeowners thousands of dollars in damage and repair costs by identifying issues caused by excess moisture, such as foundation cracks, structural issues, clogged gutters and drains, sewer lines and more.
THERMAL SCAN/IMAGING
Using a state-of-the-art infrared camera, we can detect surface temperatures to investigate possible plumbing leaks/moisture, electrical issues, missing insulation and energy loss.
COMBUSTION ANALYSIS
An assessment of the operating condition of gas appliances such as your water heater, furnace, cooktop, oven, and fireplace. Includes gas leak detection, combustion draft pressure measurements, and carbon monoxide production & spillage evaluations.
